Property for sale in Bolivia

Is the constitutional capital of Bolivia, seat of the Supreme Court (Corte Suprema de Justicia), and capital of the Chuquisaca department. Located in the south-central part of the country, Sucre lies at an altitude of 2750m (9,000ft). Its lower altitude gives the city a warm temperate climate year-round.

Named after Simón Bolívar, is a landlocked country in central South America. It is bordered by Brazil on the north and east, Paraguay and Argentina on the south, and Chile and Peru on the west. From 1839 Sucre was the seat of government until the administrative capital was moved to La Paz in 1898. Sucre remains the constitutional capital and seat of the Supreme Court (Corte Suprema de Justicia).

Prices in Bolivia had been relatively stagnant for years, however, the past year has seen an incredible rise in property values and is beginning to attract international investors. 

Bolivia's investment freedom, property rights, labor freedom, and freedom from corruption scores are low. Pervasive corruption and significant regulation are major hurdles for foreign investment, as is possible nationalization of the energy sector.

Although statutes guarantee property rights,  in Bolivia the judicial process is time-consuming and subject to political influence and pervasive corruption. The enforcement of intellectual property rights is erratic and largely ineffective. Competing claims to land titles and the absence of reliable dispute resolution make real property acquisition risky. Expropriation is a real possibility, as is illegal squatting on rural private property.

About the Bolivian property market,  an unusual and potentially advantageous aspect is the concept of the "anticrético", which applies to the rental sector. An anticrético is a contract to rent property whereby the renter pays the landlord a fixed sum at the start of the rental period in lieu of paying monthly rent. The interesting part is that at the end of the rental period, the tenant receives the sum back, in full, from the landlord, giving him in effect rent-free living.
