Marseille, also spelled Marseilles in English,  is the second ciy of France. It is located in the south-east of France on the Mediterranean sea and is composed of 850,000 inhabitants. Marseille has a Mediterranean climate with humid winters and dry summers. Its antique name is Massalia.

 The Saint Loup area, a little 3 room house with small garden still awaits for its future owner more than 1,5 years after being put on the market for 265000 Euros. The current owner refuses and drop in price, even after being offered 260000 Euro. "It will not go at the asked price" sais Mrs Aubinaud from Century 21 agency. A lot of owners in the Marseille area are in the same situation. 15% to 20% less transactions in recent months willl make the owners move their prices.

"Owners are reluctant to drop their prices" analyses Mrs Barthelemy in charge of Laforet agency. "This is the case of the ones who purchased 2 or 3 years ago when the market was at its highest". What is sure is that purchases happen only when properties are correctly priced.

« Here we have the most affordable prices of Marseille. 9 out of 10 transactions are between 100 000 and 120 000 Euros, says José Paniaga, responsible of Era Immobilier agency which covers 14th and 15th districts. The purchases are ready to buy and to make a sacrifice at the same time. »  They are perfectly aware of the values of properties. Proof is that prices have dropped by 10% on average. In Saint-Gabriel, a small house of 50 m2 was just purchased at 116 000 Euros. Among the most sought properties, Merlan, Sainte-Marthe, les Egalades, where you can find nice villas unfortunately still quite pricey.In Egalades, a 210 sqm house with 540 sqm land and sea view was just purchased at 340 000 Euros purchased by a couple of Germans.
